FLAT REFURBISHMENT: Average ex-council one bed top floor high rise flat (with lift). I will require the following work to be done as quietly as possible:

Wall between lounge and kitchen to be removed to make open plan.
Possibly small wall (6ft wide approx) erecting.
New Bathroom and tiling.
New Kitchen with breakfast bar connecting to lounge and tiling.
New underfloor heating.
New flooring.
New light fittings.
Removal of debris, old kitchen, bathroom, etc.

URGENT!

Work to commence 07/03/2008 if possible.

CARPET FITTING: Would like someone to supply and fit the following carpets:

Bedroom 1: 3.53m X 3.53 M
Bedroom 2: 4.72m X 2.7 M
Lounge 5.66 M X 3.4 M

PAINTING: We have a very small kitchen which will need to be removed. This includes an old washing machine and fridge/freezer. We have bought a new IKEA kitchen for a builder to install. This would involving preparing the walls, etc and painting white. We have all the materials required for the decorating. Ideally we would like to start the work in 3/4 weeks.

KITCHEN INSTALLATION / PAINTING: Looking for a quote for installing kitchen units and painting kitchen.

LOFT INSULATION:

1) insulation to loft roof

CARPET FITTING:

2) carpet layer to small area on landing

KITCHEN FITTING / TILING:

3) install new kitchen units or a carpenter to build new units
and paint entire kitchen. Requires new sink and tiling.

ROOFING:

4) Replace roof deck.

ROOFING WORK:

• To take off half round ridge.
• To remove existing lead flashing from rear parapet wall.
• To check all soakers and repair as necessary.
• To supply and fit new 12'' code 4 cover flashing, tucked and wedged into brickwork and covering over slates.
• To mastic lead flashings, using mastic lead sealant.
• To clear all rubbish and leave in a sound and watertight condition.

CARPENTER + PLUMBER + ELECTRICIAN + TILER NEEDED:

Require carpenter for 2 days central London. Also a plumber, carpenter, electrician and tiler for several weeks in Hindehead Surrey

PROPERTY REPAIR: I am renting my flat out on Lavender Hill and my tenant has raised the following issues I would like addressed.
1. Repair / replacement? kitchen taps.

2. Mould in the bathroom - this seems to be as a result of damp due to lack of ventilation. There is an old vent in the bathroom wall but it is clearly not functioning. I would like to get the bathroom tiles regrouted and the toilet seat replaced in order to get rid of the current mould but also need to see how the ventilation to the room can be permanently improved.

3. Ventilation to the kitchen - There is also an old vent in the outside wall here. I would like to know whether this can be made to function or what my other options are.

Because these issues are quite varied I am not quite sure what kind of tradesman I will need. Since the tenant is currently out of the country until 4th March access is currently quite easy and if possible I am keen to get the issues resolved before her return and would therefore be grateful for a speedy response.

Prepare and door frame and glass paneled door (one side only).

Prepare and paint ceiling.

Two options for wall decoration. 1) Hang new wallpaper 2) Emulsion the walls over existing wallpaper – wallpaper to be hung on one wall first with this option.

Main bedroom: 18 ft x 13 ft

Two options for tiling all walls up to suspended ceiling at 7 ft 6 ins. 1) Re-tile all walls over existing tiles. 2) Break off old tiles and tile walls.

Two flooring options after new hardboard base. 1) Lay vinyl tiles. 2) Wooden flooring.

Two options. Do the above with or without Replacing bath, hand basin and toilet.

Prepare and gloss paint one door and frame. Prepare and wood-stain two louvered doors and prepare and gloss paint the frame to airing cupboard and radiator.

Kitchen: Fit kicker boards and end panels.

Strip and replace wallpaper in very small wall area and around window and door.

Note: Please price each element separately so can select or mix ‘n’ match jobs as needed.

WINDOW REPLACEMENT: replacement of wooden windows in a small bedroom, but, depending on the price, this could lead to replacement of all windows at the front of the house and to a porch.

WOODEN FLOORING: I'm also considering replacing carpet in the front lounge and hallway with wooden floors; and possibly renewing the gas heating system.

EXTENSION / LOFT CONVERSION: I also have local authority planning permission for a side extension and loft (though this may have lapsed as I have not had the work done due to cost).

I need the house painted one colour (say white or cream) and then there are few black bits (well like a wooden triangle near the top of the house) which needs painting.
